Little Rock, Arkansas-based Tempus bought the 10.28-acre property at 10475 Crosspoint Blvd.—at the Interstate 69 and 106th Street interchange—from Lexington Crosspoint LP in November for $8.8 million.
The four-story building with nearly 140,000 square feet of Class A office space was originally built in 1999 to house John Wiley & Sons Associates, the publisher of the “For Dummies” series of guidebooks.
Colliers International, which represented the seller, said the building is only 20 percent occupied following the recent departure of Wiley.
The property’s new owner said it plans to upgrade the property with modernized common areas, outdoor spaces and adding a significant first-floor conference facility.
Tempus’ latest purchase is its third in the Indianapolis market in the past two years. It also owns the 136,000-square-foot One College Park building and 180,000-square-foot College Park Plaza on the north side of Indianapolis.
The company focuses on acquiring and developing commercial real estate in the South, Southeast and Midwest.
