ZMC Urban Homes, a firm created by Indianapolis homebuilder Patrick Stroup, has received preliminary approval to split and re-plat two lots totaling about four-tenths of an acre at 2636 N. College Ave. to make way for the project.
The development would sit on undeveloped land at the southwest corner of College Avenue and 27th Street, about two blocks south of Fall Creek. Public filings with the city of Indianapolis indicate the lots would range from .05 to .1 acres in size, with each unit having variable heights ranging from two to three stories.
Stroup could not be reached to discuss the project, but filings—submitted by ZMC Properties LLC—show the units would include short driveways or garages to the rear, with an entrance along 27th Street and an exit to an adjacent alley.
The units would largely be the same size, based on renderings and a site plan, but specific details for the homes were not immediately available. The front and side yards for the townhouse development would be largely green space.
ZMC Properties has owned the two lots since 2016, when it acquired them for $53,000 from the King Park Development Corp., which in 2019 merged into Renew Indianapolis.
As part of the development, ZMC is requesting a variance of development standards to allow for less open space than is typically required by the city’s subdivision ordinance. That request was approved by the Metropolitan Development Commission hearing examiner on Jan. 28, and is expected to be heard by the MDC in coming weeks.
