J.W.W. III Management Company LLC bought 2,840 square feet at 597 Banta St., Franklin. The buyer was represented by Britt Morgan of BP Morgan Co.  The seller, First Financial Bank, was represented by Tim Murray of JLL.

State Bank bought 5,778 square feet at 3690 Concord Road. The buyer was represented by Steve Shook of Coldwell Banker Commercial Shook. The seller, First Financial Bank, was represented by Tim Murray of JLL.

Unlocking Profits, LLC purchased a 10,500-square-foot office building at 16848 Southpark Drive, Westfield. The buyer was represented by Mitch Doner of Bradley Company. The seller, Tillett Surette LLC, was represented by Dennis Roudebush of Roudebush Commercial Real Estate.

Asphalt Materials Inc purchased 20.48 acres at 5121 W. 86th St. The seller, Marathon Petroleum Company LP, was represented by Steve Schaub of Avison Young. The buyer represented itself.

Leasing

US Lawns leased 137 square feet at 1028 Virginia Ave. The landlord, North Hill Realty, was represented by Alison Melton of ALO Property Group. The tenant represented itself.

Papa Johns leased 1,280 square feet at Geist Corner Shops, 9669 Olio Road, McCordsville. The landlord, 96th Olio LLC, was represented by Keith Fried of McCrea Property Group. The tenant was represented by Robyn Swihart of Equivis.

Holy Hands leased 1,353 square feet at Greenbriar Shopping Center, 1291 W. 86th St. The landlord, Prime Property Investors Fund VIII LP, was represented by Jason Fried of McCrea Property Group. The tenant represented itself.

Excellence LLC signed a lease for 1,600 square feet at 2479 N. Meridian St. The landlord, DND Holdings LLC, was represented by Tim Murray of JLL.

Regus leased 21,420 square feet at 8888 Keystone Crossing. The tenant was represented by Nick Svarczkopf of CBRE. The landlords, M&J Wilkow and DRA Advisors, were represented by John Robinson and Abby Zito of JLL.

Construction

Capitol Construction completed a 4,198-square-foot office buildout for Beazer Homes at 9465 Counselors Row.

Capitol Construction completed a 5,400-square-foot office buildout for Velocity at 3248 N. Distribution Way, Greenfield.

Rates

The average rate for 30-year mortgages fell from 3% to 2.95% in the week ended May 27, according to FreddieMac. The rate for 15-year mortgages dipped from 2.29% to 2.27%.
