Two locally owned restaurants are planned at Windermere Center, the recently renovated retail center at the intersection of 62nd Street and Allisonville Road.
Hannah’s Bar & Grill, a restaurant specializing in Indian and American cuisine, and Fire & Ice Cafe, a breakfast and lunch spot, are expected to open this fall, according to Windermere Center owner Paragon Realty. Both concepts are new ventures by local entrepreneurs.
Windermere Center is anchored by a Big Lots store, which occupies 25,000 square feet where a bygone Marsh supermarket opened in 1959. Hannah’s Bar & Grill and Fire & Ice Cafe will take over vacancies south of Big Lots. Bread and pastries shop Bake Sale Indy opened in July at a Windermere Center storefront north of Big Lots.
Chris Block, vice president of Fishers-based Paragon Realty, said exterior facade renovations, installation of LED lighting and a resurfaced parking lot increased the appeal of Windermere Center—which Paragon purchased in 2022.
Block said Paragon pursues opportunities to refresh retail centers as opposed to the firm’s previous emphasis on new construction.
“Inside of the I-465 ring it’s hard to find ground,” Block said. “And it’s expensive to demolish [buildings]. We found a lot more value in finding buildings that have deferred maintenance and some vacancy.”
With the pending arrivals of Hannah’s Bar & Grill and Fire & Ice Cafe, the 43,000-square-foot Windermere Center will have a single 900-square-foot vacancy.
The retail center borders the under-construction Nickel Plate Trail, an amenity that Block views as another plus.
“We really like the demographics,” Block said of Windermere Center’s presence near Eastwood Middle School.
Residents are spread among high-, middle- and low-income levels, Block said. “We like that diversity of potential customer base, in addition to the visibility on Allisonville,” he said.
Hannah’s Bar & Grill, owned by Shaweta Sikka, will occupy 4,000 square feet in a storefront previously occupied by a Second Time Around Sports store.
Fire & Ice Cafe, owned by Lara Cooney, will occupy 1,600 square feet in a storefront previously occupied by a CheckSmart cash-advance business.

Love the updating of some of these older run down strip centers. Similar improvements were made across the street from this one and in Nora among others.
It seems like the majority of retail on 86th/82nd between Meridian & Shadeland has been updated over the last several years. Maybe even as far west as Ditch or Township Line.
Anyway, it’s good to see.
Not noted in this story is that Big Lots as a company is closing a bunch of stores.
