Expansion proposed for Zionsville’s Boone Village Shopping Center

Zionsville’s Boone Village Shopping Center soon could have space for more tenants.

Indianapolis-based RSE Realty Inc. has filed plans to add an 8,000-square-foot building immediately to the north of the Speedway gas station that sits on the northeast corner of Ford Road and Oak Street.

Renderings (see image at right) show the building could be reserved for a single tenant or broken into sections for multiple tenants. It also has the option of offering a drive-thru.

Stan Evans, president of RSE Realty Inc., said construction on the new building, which could cost about $2 million, will be demand-driven.

“We felt the timing was good with renewed residential growth in the market, but won’t start building without tenant commitments for most of the space in advance,” Evans said in an email. “Adding additional draws to the center should help all.”

Still, Evans hopes to break ground this summer and have tenant openings in early 2018. The tenants are expected to be similar to the existing businesses at Boone Village.

The prominent retail center just west of downtown Zionsville has nearly 89,000 square feet of space that is 97 percent occupied. Brunchies, which occupied a 3,200-square-foot space, closed at the end of February.

The center is anchored by Marsh and Akard True Value Hardware. Other tenants include Amore Pizzeria, BMO Harris Bank, Books & Brews, Boone Village Barber Shop, Dr. Tavel Family Eye Care, Happy Kitchen & Sushi Bar, Kern Bro’s Shoes, Kumon Math & Reading Center, Papa Murphy’s, Pet Valu, Pinky’s Nail Salon, State Farm Insurance, Subway, UPS Store and Zionsville Physical Therapy.

The Zionsville Plan Commission plans to discuss the proposal at its March 20 meeting.
