I am a little confused why INHP would acquire 1 story commercial buildings at 22nd and Meridian. That does not seem to fit the model of providing housing.
Almost certainly the 22nd/Meridian purchase was to get the land and the buildings are tear-downs. They actually bought 3 connected parcels on that corner that total almost 1.4 acres. They can do a pretty substantial project with all that land.
I wonder what their definition of affordable is.
I hope that the definition of affordable goes much lower than the 80% number that has been discussed downtown, that is just not low enough to give the person working at CVS check out counter or the bank teller a place to live. And there needs to be a significant number of such units, not just a smattering among the market rate units…good intents voiced here, I wish them well, and the hope is that there will be aggressive delivery on the real needs.
Like the side deal of the ACA was to shut down rural hospitals and get people to move into bigger towns and cities, I have a bad feeling that IndyGo’s intentions were somewhat similar. Instead of building lines that go from low income areas to jobs at hospitals, nursing homes, & IUPUI, they ran the Red Line down a crowded street past homes where everyone already owns cars. If this not for profit succeeds in installing low income housing near these new bus stops, these neighborhoods will suffer the way they did when red lining was outlawed. People move away from these areas and it will decline again. I went down College this weekend and what were these planners thinking? It’s way too crowded, people park along the street forcing them to open their car doors into bikes and heavy traffic. The loss of left turns is very unfortunate. This is going to be yet another forever to be subsidized project.
