Indianapolis-based TWG Development’s first project in the growing city could mean 250 market-rate apartments would be built south of 196th Street, between Tomlinson Road and U.S. 31. The Chatham Multifamily project is expected to feature two, three-story buildings with a mix of one-, two- and three-bedroom apartments. J.B. Curry, vice president of TWG, said his company was waiting for the right time and place to dive into Westfield. Now, he thinks he’s found them.
“We believe in this market, and we’re excited to get started on this one,” Curry said.
TWG’s project will be located within the 252 acres that were added to the Chatham Hills PUD District in November 2019. That conceptual plan dedicated areas north of 196th Street to single-family, village and commercial office subdistricts and carved out areas south of 196th Street for multifamily projects.
“We’re strictly a multifamily builder,” Curry said. “We do some mixed-use, but our primary focus is multifamily. We see ourselves as one piece of that overall area.”
TWG plans to build a 208,356-square-foot building with 173 apartments on the east side of Chad Hittle Drive and a smaller, 83,685-square-foot building housing a remaining 77 units on the west side.
Curry said the project will include 92 one-bedroom units between 750 and 800 square feet, which would rent for an estimated $1,100 per month; 134 two-bedroom units between 950 and 1,200 square feet for $1,400 per month; and 23 three-bedroom units between 1,300 and 1,400 square feet for $1,750 per month.
Project plans include a pool, a courtyard and grilling area, a dog park with a dog washing station and a business center with individual workspaces.
As far as residents demographics, he feels the project could appeal to all types of renters. Curry envisions tenants being individuals that recently moved to the area for its growing job opportunities, younger couples who’ve not made a final decision on purchasing a home or empty-nesters looking for someone else to maintain their living space.
TWG plans to start construction in June. The first units would come online in March 2023, with the project complete by October 2024.
