Sales:

Pars Property Management purchased a 2,350-square-foot building at 5930 N. College Ave. The buyer was represented by Alison Melton of ALO Property Group. The seller, 5930 College Land Trust, was represented by Lisa Meulbroek of Liberty Real Estate.

Martinsville Retail Partners LLC purchased a 6,289-square-foot building on 1 acre at 640 Birk Road, Martinsville. The buyer was represented by Jon Bannister of Veritas Realty. The seller, Richard Rosenthal, represented himself.

West LLC acquired a 11,285-square-foot office building on 1.23 acres at 7172 N. Keystone Ave. The buyer, Tegco LLC, was represented by Sam Smith, Mitch Doner and Joshua D. Abrams of Bradley Company. The buyer represented itself.

White Investment Group purchased a 16,410-square-foot building at 8504 State Road 9, Pendleton. The seller, RenCon Services Inc., was represented by Abigail Sievers of Cushman & Wakefield. The buyer represented itself.

Five Below Inc purchased 85.13 acres of land located at 12050 McGregor Road, Shelbyville. The buyer was represented by Patrick Lindley and Grant Lindley  of Cushman & Wakefield. The seller, Pleasant View Commerce Park LLC, was represented by Steve Schaub and Stan Burton of Avison Young.

Leases

Healthies leased 950 square feet at River Crossing Five, 8555 N. River Road. The Landlord, River Crossing Five LLC, was represented by Keith Fried of McCrea Property Group. The tenant was represented by Jason Fried of McCrea Property Group.

Sum Sii Salon leased 1,200 square feet at Felbram Plaza, 3700 S. East St. The landlord, Felbram Holdings LLC, was represented by Liz Morken of McCrea Property Group. The tenant represented itself.

Crumbl Cookies leased 1,249 square feet of retail space within Centre at Smith Valley, 1675 W. Smith Valley Road, Greenwood. The tenant was represented by Seth Biggerstaff of Veritas Realty. The landlord, ECC Smith Valley Property LLC, was represented by John Jurhs of Metacre LLC.

Stretch Lab leased 1,618 square feet at Cool Creek, 2462 E. 146th St., Carmel.  The tenant was represented by Bailey Nuckols and Bill French of Cushman & Wakefield. The landlord, Kite Realty Group, was represented by Blake Beaver of Kite Realty Group.

Java House Coffee Shops LLC leased 1,736 square feet at the Ardmore on the southwest corner of Delaware and New York Streets. The tenant was represented by Gary Perel and Brian Bondus of ALO Property Group. The landlord, Ardmore LLC, was represented by Meghan DeMars Kiger and Ryan Gershman of GP Rep Services.

Bailey & Wood Financial Group leased 2,400 square feet of retail space within Pine Creek Shoppes at 8962 E. 96th St., Fishers. The landlord, Vamoz LTD, was represented by Paul Rogozinski and Seth Biggerstaff of Veritas Realty. The tenant was represented by Barrett Key of RE/MAX Complete.

An Ice Cream Shop leased 2,460 square feet at Felbram Plaza, 3700 S. East St.  The Landlord, Felbram Holdings LLC, was represented by Liz Morken of McCrea Property Group. The tenant represented itself.

Athletico Physical Therapy leased 2,523 square feet of retail space within Martinsville Shoppes, 640 Birk Road, Martinsville. The landlord, Martinsville Retail Partners LLC, was represented by Jamison Downs and Seth Biggerstaff of Veritas Realty. The tenant was represented by Kaley Eakle of JLL.

Chicken Salad Chick leased a new, 2,800-square-foot retail building on 0.98 acres within Claybrooke Commons, 8651 Emerson Ave. The tenant was represented by Andrew Demaree and Jamison Downs of Veritas Realty. The landlord, Claybrooke Chick LLC, was represented by John Cunningham of Allen Commercial.

Athens on 86 renewed their lease for 3,370 square feet at North Willow Mall, 2284 W. 86th St.  The landlord, Township 86 Development Co. L.P., was represented by Keith Fried of McCrea Property Group. The tenant represented itself.

BRL TWG LLC leased 4,095 square feet of retail space within 1300 Block: Speedway Retail, 1302 Main St., Speedway. The tenant was represented by Kyle Hughes and Shannon Hunt of Veritas Realty. The landlord, REBAR Speedway Main LLC, was represented by Scott Lindenberg of Reliant Partners Commercial Realty.

Therapy One Inc. leased 4,500 square feet at 8527 Zionsville Road. The tenant was represented by David Moore and Darrin Boyd of Cushman & Wakefield.  The landlord, GSP Park 100 LLC, was represented by Liz DeKoninck and Colton Snodgrass of Halakar.

Yamato Steakhouse leased 5,500 square feet of retail space within Grassy Branch Marketplace, 3302 E. State Road 32, Westfield. The tenant was represented by Seth Biggerstaff of Veritas Realty. The landlord, Grassy Branch Partners LLC, was represented by Robin Swihart of Equivis.

Ruoff Mortgage renewed its lease of 6,393 square feet of office space at Meridian Mark II, 11711 N. Meridian St., Carmel. The tenant was represented by Nick Svarczkopf of CBRE. The landlord, Zeller, was represented by Nick Trimpe and Tristan Glover.

Sugar Factory leased 10,050 square feet of retail space within Circle Centre Mall, 49 W. Maryland St. The tenant was represented by Andrew Demaree and Jamison Downs of Veritas Realty. The landlord, Circle Centre Mall LLC, was represented by James Gardner of Simon Property Group.

McGuire Sponsel LLC expanded and extended its lease of 16,132 square feet of office space at Capital Center, 201 N. Illinois St. The tenant was represented by Mike Semler of Cushman & Wakefield. The Landlord, Zeller, was represented by Nick Trimpe and Tristan Glover.

Construction

Capitol Construction completed an 800-square-foot office buildout for Tom Laskey Family at 8888 Keystone at the Crossing.

Capitol Construction completed an 1,800-square-foot retail buildout for Nothing Bundt Cakes at 6424 Whitestown Parkway, Whitestown.

Capitol Construction completed a 1,900-square-foot buildout for Deka Lash at 2685 E. Main St., Plainfield.

Capitol Construction completed a 7,400-square-foot Leo’s Market & Eatery for Pride Convenience Stores at 11090 E. 146th St., Noblesville.

Capitol Construction completed a 13,000-square-foot office buildout for Axia at 10555 G1001 Way.

Capitol Construction completed a 27,800-square-foot buildout for Pins Mechanical at 856 Carrollton Ave.

Rates

The average rate for 30-year mortgages dropped from 3.18% to 3.13% in the week ended April 8, according to FreddieMac. The rate for 15-year mortgages fell from 2.45% to 2.42%.
