Completed sales in the 16-county area dropped from 2,996 in April 2018 to 2,940 last month, according to the latest data from the MIBOR Realtor Association.
April’s decline followed a 3.6 percent drop in March, a 2.3 percent decrease in February, an 8.3 percent decline in January and a 6.6 percent drop in December.
On a year-to-date basis, closed sales are down 3.8 percent in the area, to 9,249.
The total number of active home listings in the region dipped 0.9 percent, from 4,809 at the end of April 2018 to 4,767 at the end of last month. New listings fell 2.1 percent, to 4,010.
The median sales price for an existing single-family home during the month increased 5.5 percent, to $187,000. The association is no longer reporting average sales prices.
Homeowners across central Indiana in April got an average of 97.9 percent of their original list price when selling their houses. That was up from 97.5 percent in March.
Pending home sales were up 6.9 percent on a year-over-year basis, to 3,720.
Marion County
In Marion County—the most active market in central Indiana—closed sales in April decreased 1.9 percent, to 1,137.
The median sales price in the county rose 5.9 percent, to $161,000. New listings rose 4.3 percent, to 1,522.
The inventory of single-family detached houses in Marion County rose 12.2 percent, to 1,627.
Other area counties
In Hamilton County, sales dropped 1.3 percent, to 536, in April. The median sales price fell 3.3 percent, to $289,950. The inventory of single-family detached houses dropped 5.4 percent, to 1,055.
In Hendricks County, sales sank 6.2 percent, to 242, and the median sales price increased 0.2 percent, to $212,500.
In Johnson County, sales increased 1.2 percent, to 250, and the median sales price rose 14 percent, to $199,527.
Sales in Boone County fell 16.5 percent, to 91 and the median price of a home soared 16.2 percent, to $309,951.
Hancock County sales decreased 7.8 percent, to 118, and the median price rose 12.4 percent, to $205,066.
Sales were down 2.7 percent in Madison County, to 143. The median sales price increased 17.8 percent, to $106,000.
Morgan County sales fell 3.2 percent, to 91, and the median sales price rose 0.6 percent, to $158,000.
Shelby County saw 53 closed home sales in April, up from 37 the previous year. The median price increased 25 percent, to $143,900.
Indiana results
Statewide, closed sales in April fell 3.4 percent over the same month of 2018, to 7,468, according to the Indiana Association of Realtors. The median price rose 6.5 percent, to $165,000, and the average price increased 4.8 percent, to $191,561.
Pending home sales fell 1.4 percent, to 8,722, and new listings rose 1.5 percent, to 10,682.
