— Several City Market vendors, all owned by Cindy and Roger Hawkins, have—or will soon—depart the marketplace. Circle City Sweets, which offers a variety of baked goods and pastries, will vacate its City Market spot for a new location at 16 Tech’s Artisan Marketplace. In a message on Facebook, Cindy Hawkins said she expects to move at the end of next month but hasn’t set a date yet. Circle City Soups, which had ceased retail operations at City Market several months ago because of the pandemic, is now shutting down entirely. And the couple’s City Market coffee shop, Mile Square Coffee, has also closed. Roger Hawkins will launch a private chef business, Salt and Pepper to Taste Chef Services, which will offer menu design, grocery shopping meal prep, cooking, dinner parties and other services, Cindy Hawkins wrote.
— Three longtime Indianapolis real estate brokers have launched a new woman-owned residential firm called Maywright Property Co. The founding brokers—Natalie Clayton, Chanda Johnson and Jess Martin—have more than 20 years of combined experience, with $157 million in sales. The company launched in early January and is named after May Wright Sewall, who worked on a variety of fronts including education, women’s suffrage and community development. The company will specialize in buying and selling along with leasing, investing, relocation and new construction. Ross Bemis, Wade Cunningham, Becky Cunniff, Diane Freeman, Lesli Gibson, Marquette Hansen, Murphy Hendy, Ally Denton Hunckler and Tiffany Kelly have also joined the firm.
— An Independence, Ohio-based apartment developer plans to open a new, single-story complex in Greenwood this spring. Redwood Living Inc. plans to open the Redwood Greenwood at State Road 135 and Smokey Row Road in April. The first phase will feature 100 apartments ranging from 1,294 to 1,709 square feet, across six floor plans—all with two bedrooms and two bathrooms and an attached two-car garage. The project is the company’s 10th in the Indianapolis area and 15th in the state.
— Lansing, Michigan-based Biggby Coffee has opened a location on Jan. 5 at 3104 U.S. 36 in Pendleton. The local franchisee is Ignacio Melendez of Pendleton, who also owns three Mexican restaurants in Lansing. This is Biggby’s 12th Indiana location and its second in Central Indiana—the chain also has a location at 302 Dan Jones Road in Plainfield. In all, Biggby has more than 240 locations.
Sales/Acquisitions
221 E 9th ST LLC bought a 24,650-square-foot multi-family building at 221 E. 9th St. The buyer was represented by Matt Jackson of Jackson IG, LLC. The seller, The Helen Pauline Jones Trust, was represented by Terina Widner of Jackson IG LLC.
NRF IX – 86SBC LLC purchased a 51,691-square-foot office building portfolio at 7320 and 7330 E. 86th St. The seller, East 86th Street Partners LLC, and the buyer were represented by Joseph DiSalvo and Forest Bender of Marcus & Millichap.
Leases/leasing contracts
3C LLC leased approximately 4,500 square feet at 8496 Georgetown Road. The tenant was represented by Brian Bondus of ALO Property Group. The landlord, Fisher Family Limited Partnership, was represented by Joel Miller and Steve Schaub of Avison Young.
Witch Hazel leased 5,850 square feet at 601 Fulton St. The tenant was represented by Alison Melton of ALO Property Group. The landlord, North Side Linoleum Mart, Inc., represented itself.
American Pain Consortium leased 7,575 square feet of office space at One Penn Mark, 11595 N. Meridian St., Carmel. The landlord, Metonic Real Estate Solutions, was represented by Connor Scott and John Vandenbark of CBRE. The tenant was represented by Ben Cohen of Cornerstone Companies Inc.
Center for Pain Management leased 3,376 square feet of medical office space at Indiana American Office Park, 533 E. County Line Road. The landlord, CAN Real Estate LLC, was represented by Charles Yeo of Cornerstone Companies Inc. The tenant was represented by Ben Cohen of Cornerstone Companies Inc.
ProWellness Chiropractic P.C. renewed 3,264 square feet of medical office space at 11876 Olio Road, Fishers. The landlord, Fairfield Builders Supply Corp., represented itself. The tenant was represented by Ben Cohen of Cornerstone Companies Inc.
Networks Connect LLC leased 4,917 square feet of medical office space at Shadeland Station Office Park, 7400 Shadeland Station Ave. The landlord, New Shadeland Station, LLC, was represented by Ben Cohen and Ted Baker of Cornerstone Companies Inc. The tenant represented itself.
RileyCate LLC leased 2,467 square feet at 11 Municipal Drive, Fishers. The tenant was represented by Darrin Boyd and David Moore of Cushman & Wakefield. The landlord, Fishers Ellipse LLC, was represented by Rich Forslund and Matt Langfeldt of Colliers.
Trust Hardware leased 2,750 square feet at 911 Massachusetts Ave. The tenant was represented by Alison Melton of ALO Property Group. The landlord, Nine Eleven Mass LLC, was represented by Joseph Coombes and Michael Short of ALO Property Group.

Kort Builders completed a 3,162-square-foot wellness space for Chiro One – Broad Ripple. 5858 N. College Ave.
