Briefs:

— Hubler Automotive Group plans to expand its existing Ford dealership in Franklin as part of a 12-acre development that will also include a Brad’s Carwash and three lots for office or retail space. The development will be adjacent to Hubler’s existing Ford dealership at 2140 N. Morton St., just off U.S. 31 south of Commerce Drive. Hubler Automotive Group Director John Haines said the carwash will be the first part of the project and is expected to be open by the end of this year. The next phase will be the construction of a new dealership of more than 31,000 square feet, which will replace Hubler Ford Franklin’s existing 20,000-square-foot dealership.

— Valvoline Instant Oil Change plans to open another Indianapolis store this fall, this one at 6202 N. Tacoma Ave. near the intersection of 62nd Street and Keystone Avenue. The three-bay shop will occupy just over 2,000 square feet. Based in Louisville, Kentucky, Valvoline operates more than 1,070 drive-thru oil change shops in the U.S., including nine in the Indianapolis area.

Sales:

Riviera Maya purchased a 3,253-square-fot freestanding building on 0.87 acres at 10430 N. U.S. 31, Columbus. The seller, Houston Realty USA LLC, was represented by Shannon Hunt of Veritas Realty. The buyer represented itself.

Leases:

City Barbeque leased a 3,382-square-foot freestanding building on 1.23 acres at 6303 E. 82nd St. The landlord, Huffer Holdings LLC, was represented by Andrew Demaree of Veritas Realty. The tenant was represented by Steve Delaney of CBRE.

Taco Bell leased a 2,959-square-foot freestanding building on 1.09 acres at 9853 N. Michigan Road, Carmel. The tenant was represented by Drew Warner of Warner Retail Group. The landlord, Ridge Kent LLC, was represented by Andrew Demaree of Veritas Realty.

Crumbl Cookies leased 1,595 square feet of retail space within Cool Creek Commons at 2446 E. 146th St., Carmel. The tenant was represented by Seth Biggerstaff of Veritas Realty. The landlord, Kite Realty, was represented by Blake Beaver of Kite Realty.

BenchMark Physical Therapy leased 1,600 square feet of retail space within Lantern Crossing, 8926 E. 96th St., Fishers. The landlord, Glendale Partners Of Michigan Road LLC, was represented by Amy Tharp and Paul Rogozinski of Veritas Realty. The tenant was represented by Tom Mottley of MacKenzie Retail LLC.

BenchMark Physical Therapy leased 1,560 square feet of retail space within Noblesville Shoppes, 2620 Conner St., Noblesville. The landlord, Kovacs Enterprises, LLC, was represented by Seth Biggerstaff and Andrew Demaree of Veritas Realty. The tenant was represented by Tom Mottley of MacKenzie Retail LLC.

Domino’s Pizza leased 1,743 square feet of retail space at 5603 N. Michigan Road. The tenant was represented by Amy Tharp of Veritas Realty. The landlord, Crown Property Management LLC, represented itself.

Mega Furniture & Rugs Outlet Inc. leased 29,265 square feet of industrial space within Stout Field Industrial Park at 1848 Stout Field Drive. The tenant was represented by Paul Rogozinski of Veritas Realty. The landlord, Stout Field Indust. Ptnrs LTD, represented itself.

The Cellular Connection (Verizon) leased 2,880 square feet of retail space within Village North at 2442 N. Lebanon St., Lebanon.. The tenant was represented by Jamison Downs & John Holloway of Veritas Realty. The landlord, Regency Commercial Associates LLC, was represented by Susan Meier of Regency Properties.

The Cellular Connection (Verizon) leased 1,200 square feet of retail space within Flat Rock River Landing at 1907 N. Main St., Rushville. The tenant was represented by Jamison Downs & John Holloway of Veritas Realty. The landlord, TDAK Development Inc., represented itself.

Chicken Salad Chick leased 2,616 square feet of retail space within Harvest Landing at 8738 – 8948 E. U.S. Hwy 36, Avon. The tenant was represented by Andrew Demaree and Jamison Downs of Veritas Realty. The landlord, Harvest Landing Shops LLC, was represented by Robyn Swihart of Equivis.

Ethiopian Restaurant and Market LLC leased a 1,680 square feet of retail space within Chapel Hill Shopping Center at 7355 W. 10th St. The landlord, Glendale Partners of Shadeland Crossing LLC, was represented by Paul Rogozinski and John Holloway of Veritas Realty. The tenant was represented by Tyler Wilson and Mike Lubbers of Colliers.

Brilliance Jewelers LLC leased 3,871 square feet at 8001 Castleway Drive. The tenant was represented by Adam Stephenson of Allies Commercial. The landlord, 414 Dorman LLC, was represented by Abigail Sievers and Kevin Archer of Cushman & Wakefield.

Construction:

Capitol Construction completed an 18,000-square-foot office buildout for MJ Schuetz at 1531 Indiana Ave.

Capitol Construction completed a 64,700-square-foot remodel for Somerset CPAs at 3925 River Crossing Parkway.

Capitol Construction completed a 2,700-square-foot-buildout for Bach 2 Rock at 10895 N. Michigan Road, Zionsville.

Capitol Construction completed a 600-square-foot buildout for Cups Coffee at 201 N. Illinois St.

Rates

The average rate for 30-year mortgages fell from 2.98% to 2.90% in the week ended July 8, according to FreddieMac. The rate for 15-year mortgages fell from 2.26% to 2.20%.
