Two subdivision proposals in Whitestown would bring more duplexes to the fast-growing town.
M/I Homes has filed plans to build 260 homes on about 95 acres at 4285 S. Main St., south of Albert S. White Parkway.
The site has been rezoned to the R3 zoning designation, which allows for medium-density single-family and two-family residential.
The subdivision, called The Heritage, would feature single-family detached and two-family attached homes. The builder would construct 54 attached homes (108 units) and 152 single-family homes.
The single-family homes, known as M/I Homes’ Smart Series, would range in size from 1,400-square-feet for a one-story home to up to 3,000 square feet for a two-story home, development documents state.
The units in the attached homes, known as the Villas Series, are expected to range in size from 1,400 square-feet to 2,000 square-feet. A home owners association will likely provide some exterior maintenance of the Villas homes and provide lawn care and snow removal, according to town documents.
The neighborhood would feature 33 acres of open space, including trails and the potential for a community park.
Roughly two miles north of the site for The Heritage, Westport Homes Inc. has filed development plans for approximately 20 acres 2685 S. Main St., neighboring Lions Park.
The builder would construct 31 paired patio homes (62 units) on the site, which is zoned R3.
The subdivision, located between county roads 650E and 700E, north of County Road 300S (Pierce Street) would be called Prairie Chase.
Westport’s homes would be low-maintenance, with a home owner’s association taking responsibility for lawn care and snow removal.
The neighborhood would have 7 acres of open space, including a pond and common area.
The property became part of Whitestown in 2012 when the area was annexed, according to town documents.
The density of the neighborhood would be about 3.12 units per acre.
Town documents do not indicate the price of the homes.
Whitestown is a boomtown. According to a special census by the U.S. Census Bureau, the town’s population swelled from 2,867 in 2010 to 7,814 in November 2016.
